Why Foam Is a Separate Trade From Shingle and Tile Roofing

A shingle roof is an assembly of overlapping parts. Water is managed by gravity and laps, and repair means replacing pieces. Tile works the same way, with the underlayment doing the real waterproofing while the tile takes the sun. Spray polyurethane foam is not an assembly at all. It is a single monolithic membrane sprayed in place as a liquid that expands and cures within seconds, bonding to the deck across the entire surface with no seams, laps, or fasteners anywhere.

That difference changes everything about how the roof is diagnosed and serviced. There is no seam to blame, so leaks have to be traced by moisture survey and probe rather than by looking for a lifted edge. There is no underlayment as a backup, so the coating is genuinely the only thing standing between the sun and the foam. And because the foam is bonded continuously, water that gets in stays local instead of running to the low corner of the building, which is good news for repair scope and bad news for anyone hoping to find the leak by following a drip.

Application is also a different craft. Foam is sprayed on-site from two heated components that must be mixed at correct ratio, temperature, and pressure. Wind speed, substrate temperature, and humidity all affect whether the foam cures with proper density and adhesion. A crew that sprays foam every week reads those conditions instinctively. A crew that sprays it twice a year does not. The same is true of coating: mil thickness has to be verified as it goes down, because a silicone system applied at half the specified thickness will look perfect on the day it is finished and fail years early.

This is also why we are frank with owners who have been told their foam roof needs replacing. In our experience most of those roofs need a recoat and a handful of cut-outs. Replacement is real and sometimes necessary, but it is over-prescribed by contractors who do not have the equipment or the confidence to renew foam in place.

Foam and coating scopes can change if we open a suspect area and find more saturation than the survey suggested, and when that happens we stop, photograph it, and call you before proceeding. We would rather have an uncomfortable conversation on day one than hand you a surprise invoice on day three.
